New Homes secured via Permitted Development Rights must comply with Residential Space Standards

As of April 2021, New House proposals will not benefit from Permitted Development Rights, if the gross internal floor area is less then 37sqm of any new dwelling home, or of they do not comply with the Nationally Described Space Standards for internal space. Similarly, schemes via the prior approval route that propose to change and convert the use of an agricultural, commercial or light industrial building to a dwelling, or seeks to create new homes by demolition or adding additional storeys must also comply with the space standards.


The National Space standards will apply to all planning applications, including prior approval submissions for development under Permitted Development Rights, from 6 April 2021.
